The property and the entry point

Vue Aston is a residential complex on the Koh Norea riverfront (Chbar Ampov), Street 349, Phnom Penh. The developer is The Peninsula Capital Co., Ltd., with 15 years of experience in the Cambodian market. The architect is HKS Architects. 38 floors, 895 units, including Citadines serviced residences (Ascott). The property has been put into operation, with about 800 units handed over to residents in 2025.

In October 2024, some of the units were offered at a price of $1,800/m².

What happened over the year

According to a market expert's webinar (August 2025), the developer's remaining units were being sold at that time at $2,700–3,000/m² depending on the floor. That is growth of 50–67% in less than a year.

In parallel, investors who bought in October 2024 at $1,800/m² were exiting through assignment at $2,500/m² — without waiting for full payment and without paying the 4% transfer tax.

Renting the property

A 3-bedroom apartment of 100 m² in Vue Aston rents for $1,600–2,000/month (an estimate based on expert webinar data, August 2025). The property is occupied and has fully entered the rental cycle.

A GRR program is separately available for the property: 8.5% per annum for 3 years — one of the highest rates in the capital. The first payment comes 7 months from signing the contract (3 months of preparation + the first quarterly payment).

Why the case matters for the investor

Vue Aston is not a forecast or a marketing claim. It is a real example that market analysts use as a "proof of concept":

  • An early entry into a liquid property delivers substantial capital appreciation before construction is completed
  • Even after completion, the property continues to appreciate — the developer itself raised the price from $1,800 to $2,700–3,000/m²
  • The rent covers a normal return, and the capital appreciation is on top of that

Context

Koh Norea is a direction on the Phnom Penh — Vietnam axis, with a direct bridge connection to the city center. This is not the periphery: 5–10 minutes to Koh Pich (Diamond Island), with a new bridge connection to BKK1. The location is similar to what happened in other Asian cities with riverfront districts at the moment when active development of transport infrastructure began.

Vue Aston remains a benchmark example of how the Cambodian market works in the growth phase: a liquid property in the right location, bought at the start, delivers results before the investor even has time to make use of it.
